We use professional-grade dust containment systems—not the cheap rental-store sanders. You’ll still have some dust (it’s wood, after all), but you’ll be pleasantly surprised how clean your home stays. We seal off work areas, use HEPA filtration, and clean thoroughly at the end of each day. Most clients are amazed at how minimal the dust is compared to what they expected.
Most projects take 3-5 days from start to finish, depending on the size of your home and the finish you choose. Here’s the typical timeline:
You can typically walk on your floors in socks after 24 hours, but we recommend waiting 3-4 days before moving furniture back.
We can handle the furniture moving for you! We’ll move everything off the floors before we start and place it back when we’re done. You just need to clear out small items, fragile décor, and personal belongings. If you prefer to move furniture yourself to save on costs, that works too.
Absolutely. We carry full liability insurance and workers’ compensation coverage. We’re happy to provide proof of insurance before starting any project. Your home and your peace of mind are protected.
In most cases, yes! Hardwood floors can be refinished 7-10 times over their lifetime, so even floors that are 50+ years old can often be restored to like-new condition. Deep scratches, water stains, pet damage, and wear patterns usually sand right out. We’ll evaluate your floors during the estimate and let you know honestly if refinishing is a good investment or if replacement makes more sense.
If your floors are in good shape with only surface wear, a buff and recoat (also called a screen and recoat) is a great option. It’s faster, less expensive, and requires minimal sanding. However, if you have deep scratches, stains, or want to change the color, full refinishing is necessary. We’ll recommend the best approach during your estimate.
Water-based: Dries faster (walk on in 24 hours), low odor, doesn’t yellow over time, and is more eco-friendly. Great for lighter wood tones.
Oil-based: More durable, richer amber tone that enhances wood grain, longer drying time (48+ hours). Traditional choice for classic hardwood look.
We’ll help you choose based on your lifestyle, aesthetic preferences, and timeline.
Yes! We can custom-mix stains to match your existing floors. While we can’t guarantee a 100% invisible match (wood grain and age create natural variation), we get very close. Many clients choose to refinish the entire room for a perfectly uniform look.
With proper care, refinished hardwood floors can last 10-20 years before needing attention again. We recommend using furniture pads, cleaning with appropriate products, and addressing spills promptly. We’ll provide you with a complete care guide when we finish your project.
